Tech giant doubles down on presence: renews large BKC lease and adds new office space.
Apple India has committed to significantly expanding its office footprint in Mumbai’s bustling Bandra Kurla Complex (BKC), renewing a large existing lease and acquiring additional space in the same building. According to registration documents reviewed by property data firm Propstack, the company renewed a lease for 31,023 square feet at a monthly rent of Rs2.04 crore, while also leasing a fresh 6,526 square feet for ₹50 lakh per month. The renewed space costs about ₹660 per sq ft per month, whereas the new expansion comes in at a higher rate around ₹768 per sq ft.
The renewed and new leased units are spread across the 5th, 6th, 7th, and 8th floors of Maker Maxity 4 (owned by Agni Commex LLP), with Apple also securing the entire 10th floor plus associated terrace areas under a new five-year lease. Combining the newly added and renewed areas, Apple’s total usable or “chargeable” space in the building will stand at about 37,549 sq ft.
Financial details show that Apple will be paying a total monthly rent of Rs2.55 crore once all areas are active (from about June 2026), and the lease comes with a standard security deposit of Rs22.76 crore. The agreement also includes a 4% annual escalation clause across the 55-month term.
This move comes at a time when Apple is ramping up its broader operations in India, including retail store launches and further leasing in cities such as Bengaluru and Hyderabad. The expansion in BKC underlines the company’s strategy to deepen its presence in major Indian tech and commercial hubs.
